Commercial HVAC

Commercial Rooftop Units

Rooftop units carry the heaviest load of any commercial HVAC equipment on your building, and Florida’s heat and salt air wear them down faster than almost anywhere else in the country. Cortez repairs, installs, and replaces RTUs on hospitals, hotels, restaurants, retail centers, and manufacturing plants, and we work on units we didn’t install just as readily as our own.

Whether a unit needs a compressor swap or the roof needs a full replacement, we size and mount every RTU to your building’s curb, ductwork, and electrical service, not a generic spec sheet.

Curb, ductwork, and structural fixes so a new or replacement unit sits level and drains the way it should.

Our Process

How Rooftop Unit Service Works With Cortez

When you call Cortez about a rooftop unit, we start with a roof walk and a look at the existing curb, ductwork, and electrical whip before quoting a repair or a replacement. Coastal units corrode differently than inland ones, so we check cabinet and coil condition as closely as the mechanical components.

For a repair, we diagnose the failure first and give you the actual cost to fix it against what a comparable new unit would run, so you’re deciding with real numbers instead of a guess. For an installation or replacement, we handle the crane lift, curb adapter, and startup, and we test the unit under load before we leave the roof.

If a rooftop unit is past a reasonable repair, we’ll tell you plainly rather than billing for a fix that won’t hold.

Rooftop Unit Questions We Hear Often

How do I know if my rooftop unit needs repair or replacement?

Age, refrigerant type, and repair cost relative to replacement cost all factor in. We give you both numbers before you decide, not just a repair quote.

Most single-unit installs take one to two days, depending on crane scheduling and whether the existing curb can be reused.

Sometimes. We check the curb’s condition and dimensions against the new unit’s footprint first, and install a curb adapter instead of forcing a fit if it doesn’t match.

Yes. We service and repair RTUs regardless of who installed them, as long as we can source parts or a comparable replacement.

Salt air corrodes coils and cabinets faster than inland environments, which is why coastal rooftop units often need replacement years before their rated lifespan ends.
